How it works.

  1. Tell us which property you are trying to buy (fill out our intake form).

  2. We’ll contact the agent and get the ball rolling.

  3. Complete referral and agent representation agreement.

  4. Agent writes the escalation offer.

  5. Offer accepted, home purchased!

What we do.

Introducing the Same Side strategy, a homebuyer strategy used when making a purchase offer. It creates significant certainty for seller acceptance without the risk of over-paying.

The SSR Strategy

Typically, in a business deal there are two sides.
What if you could get all parties on the same side?
In real estate you can.

Traditionally each side is independently represented:

The Same Side strategy is twofold:

  • Dual agency - The listing agent represent you on your offer. So there's just one agent representing both sides.

  • Escalation clause - Only pay an increment above the best offer the seller receives. Avoid the risk of over-paying with a blind bid.

This strategy leverages the benefit of aligned incentives:

Buyer Offer acceptance certainty.
Doesn’t overpay on home price.
Seller Highest sales price.
Agent Grows their business opportunity.
Everyone Lender closing certainty.
Low appraisal protection.

Additional value if you use our partner FUNDED for loan shopping:

  • Lowest rate on market

  • Back-up lender for low appraisal protection, especially for no-contingency offers.

Big problems need big solutions.

You're in a bidding war for the perfect home. You want your offer accepted, but you're bidding blind. How do you protect yourself from over-paying by $50k-$150k above 2nd place?

 Today’s buyer challenges

  • Soaring prices

  • Increasing rates

  • Blind bidding

  • Non-contingent offers

You need inside access to the seller's team.
You need to be on their team.
You need to get on the same side.

“The seller accepted our offer and we got the best of everything - lowest purchase price, lowest mortgage rate, highest lender credits, and a rebate from the agent’s commission. We sent SAME SIDE the webpage for the home listing, and they did everything from there.”

Want our help to apply the Same Side offer strategy?
Here's how we get paid.

Our flat fee of $4,600 is paid by the agent, through a referring broker fee to our realty company.

Today, by default a commission of 2.5% or 3% of purchase price goes to the buyer's agent, with some buyers negotiating a rebate. Since you'll have the listing agent represent both sides this entire amount would go to them (5% ~ 6%), minus any rebate you negotiate.

Starting July 2024 buyers can more easily negotiate the buyer agent’s commission, since the default standard of 2.5% to 3% is no longer allowed.
