Dual agency - The listing agent represent you on your offer. So there's just one agent representing both sides.
Escalation clause - Only pay an increment above the best offer the seller receives. Avoid the risk of over-paying with a blind bid.

Here's how we get paid.
Our flat fee of $4,600 is paid by the agent, through a referring broker fee to our realty company.
Today, by default a commission of 2.5% or 3% of purchase price goes to the buyer's agent, with some buyers negotiating a rebate. Since you'll have the listing agent represent both sides this entire amount would go to them (5% ~ 6%), minus any rebate you negotiate.
Starting July 2024 buyers can more easily negotiate the buyer agent’s commission, since the default standard of 2.5% to 3% is no longer allowed.
